According to Viva Puerto Rico, the island now has over 25,000 short-term rental units, supporting around 125,000 jobs across sectors like maintenance, property management, and hospitality tech.
One standout entrepreneur is Juan Carlos Morales, who began his STR journey in 2012 with a single rental in Isla Verde. By 2017, he managed four properties—just before Hurricane María hit. The aftermath of the storm unexpectedly accelerated his business: property owners seeking repairs and income turned to Morales, allowing him to double his portfolio.
This growth led to the launch of Capital Jetset Vacation Rentals, which now manages 25 properties—half of which Morales owns directly. The company charges a 20% commission for managing third-party units and employs about 10 staff members.
Morales’ success culminated in his 2024 investment in Patio Elba, a boutique hotel in Santurce, developed alongside a group of Puerto Rican investors.
“Thanks to Airbnb, I never imagined owning a hotel and over 20 properties,” Morales reflected.
